Frequently Asked Questions – Leasing

 

Do I need to schedule an appointment to see the unit?

If the unit or property is listed on our website under vacancies and has a showing schedule listed, no appointment is necessary. Simply show up at the appointment time or during the hours listed. If the listing says “call to schedule an appointment,” please call the number listed. Most of our listings feature appointment-less viewing through www.rently.com  Our viewing hours are 7 AM to 7 PM daily, and you can begin an immediate self guided tour without an appointment from your smartphone after registering or in advance from your computer.  You can also call our leasing office Monday through Friday from 8AM to 4:30 PM for assistance.

 

Is the unit I am interested in still available?

The vacancy list on our website is the best source of information regarding what is available. If you are interested in a vacancy that is not listed on our website, it has already been rented.

 

What is the square footage of the unit?

If the ad or our website does not specify the square footage of a property or unit, we are not at liberty to quote square footage. Our office policy prohibits us from quoting or estimating square footage. If it is available on title, it is in the ad or on our website. Otherwise, we will not quote it.

 

Does the owner accept pets?

For apartments, if the ad doesn’t specifically say we allow pets, pets will not be considered. We will consider pets, based on owner approval, in houses, condos, and townhomes.

 

How can I apply for a unit?

In an effort to be green, we now process applications electronically. You can apply on our website by CLICKING HERE Once your application and application fee are received, we will process your application within 1 business day. If you are approved, you will receive an email outlining the list of supporting documentation we require as well as the deposit amount. We always require the last 3 months of bank statements for every adult applicant, a copy of a State or Federal ID for every applicant, and the last 2 paystubs or the most recent tax return for every adult applicant. We will continue to market the property until the supporting documentation and the deposit is received by our office in certified funds (money order, cashier’s check, or credit card). This may mean that multiple parties get preapproved so if you like the property, please endeavor to bring in all the required information as soon as possible. I do not want to fill out an application online. Can I download an application?

Yes, you can download an application on our website by CLICKING HERE.

 

How much does it cost for a credit check and who needs to fill one out?

Everyone over 18 must apply and there is a $25 charge per applicant. The fee can be paid by PayPal or credit card through our website. When filling out an application you will automatically be taken to the payment screen or you can CLICK HERE to make a payment.

 

Is the credit check refundable?

If you find an apartment or withdraw your application before we run your credit, we will always refund your payment upon request. Once we run your credit, we can no longer refund the application fee. Refund requests must be submitted by email to accounting@b2re.com Please include the date you applied, your name, email, and telephone number.

 

I have bad credit, an eviction, or collections…….should I apply?

Applicants are evaluated based on their creditworthiness, rent to income ratios, and public records including evictions. B Squared will not rent to applicants that have been evicted. If you have filed for bankruptcy, or have a debt that was referred to collections, and are curious about whether we will consider your application, please apply and outline your concerns. If we do not process your application, we will refund your money as outlined in the previous question. If you have an eviction on your record, please do not apply.

 

Do you accept vouchers or section 8?

Unfortunately, we do not have any properties that accept section 8 or any other voucher program. We are often asked if we can refer applicants to other companies that do accept said vouchers. Unfortunately, we do not have access to that information but the Section 8 website can direct you further.

 

I have my own credit report. Do you have to run my credit?

Unfortunately, not all credit reports are made equal. Ours is extremely comprehensive and is required if you would like to lease with us.

 

What is the standard lease term?

Can I negotiate a shorter lease? Unless specified otherwise in the ad, all vacancies require a one year lease.

 

Do you have any additional information? Can you send me any additional pictures?

The only pictures we have are on our website. Please refer to the VACANCY LIST on our website for the most accurate and comprehensive information we have including all of the unit pictures.

 

How much is the deposit?

What is the move in cost? For unfurnished vacancies, the security deposit will range between one and two month’s rent depending upon credit.

 

Is the rent negotiable?

On occasion, owners will consider a discount on advertised rent based upon credit, market demand, and other factors. If you would like to submit an offer for anything less than the advertised rent amount, please submit an electronic application along with your payment, and write your offer on the application itself in the last field on the electronic application where it asks the rent per month.
